You will be accompanied to view property at the earliest opportunity.
Having decided on the property you would like to rent you will need to:
- Pay a set up fee
- Complete an online application form
- Supply photographic ID & National Insurance number
- Sign our 'Terms & Conditions'
- Prove you have the 'Right To Rent' in the UK
- Supply additional documentation (if applicable)
- As soon as we receive the fee the property is reserved for you. We allow you time to complete your documentation to ensure that it is accurate and correct.
The forms are forwarded to an independent specialist agency, who will run credit checks. We will also complete affordability checks including financial income checks landlord references & employment referencing. Once the checks have been completed and you have been approved, you will be contacted to arrange a move in date.
Prior to moving in you will be required to pay the agreed rent & bond (One months rent plus £100). These must be cleared funds prior to your tenancy start date and can be paid by the following methods:
- Electronic bank transfer
- Cash
We recommend that you speak with your bank to ensure that the funds will be cleared prior to your agreed tenancy start date. Keys cannot be released until clear funds have been received.
You will be invited to our office for a set appointment and will be given a tenancy agreement, inventory & other tenancy related documentation to read and sign (unless otherwise arranged). You will also be provided with a standing order mandate, which will supply you with all the information you need in order to pay your rent. Once the documents have been signed and all questions have been answered, you will be handed the keys to your new home.
As a Tenant, part of the condition of occupying a rental property as stated in the tenancy agreement is that insurance is held to protect up to £2,500 against accidental damage caused by the Tenant to the contents, furniture, fixtures and fittings at the property. It is also advised that you protect your own belongings. You might not think you've got much to lose, but you'd be surprised how fast it adds up.
We expect our tenants to keep their home clean, tidy and in good order. It is vital that tenants in occupation tell us as soon as possible if any maintenance is needed. By doing this we can make sure that minor defects don't become major problems and at the same time your enjoyment of the property will be maximised.
Tenants are also accountable to arrange for gas, electricity, water, council tax, TV license, Telephone/Broadband (if applicable) or any other services to be transferred into their name at the commencement of the tenancy. Failure to do so would result in tenants being liable for any outstanding amounts during the tenancy even after they vacated the premises.

All tenants are required to give one months notice before the tenancy agreement expires. You will need to inform us when you intend to vacate the property and to book an appointment to meet one of our agents on your move out date.
